Highest home insurance rates found in northern Ontario

Some of the most expensive insurance rates can be found in northwestern Ontario.

A report by the rate comparison platform Rates.ca places 10 communities in northern Ontario at the top of the list as having the highest home insurance premiums in the province.

Cochrane tops the list, with homeowners paying an average of $3,322, a 16.3% increase over last year.

Fort Frances sits in the number two spot at $3,287 a year, up 9.6% over 2025.

Emo, Minaki and Beardmore are also among the top ten.

The report identifies threats of wildfires, extreme weather events and higher rebuilding costs as influencing the higher rates.

“The biggest drivers of home insurance premium increases in Ontario are system backup and wind and hail damage,” states David Mayer, Director of Insurance and Underwriting at Rates.ca.

“Neighbourhoods where multiple risks overlap often see premiums well above the provincial average.

Crime can also influence rates, but the report notes that high crime and theft risk does not necessarily mean higher premiums.

More than half of Ontario’s areas identified in the review scored high on crime, but not all had high insurance rates.

The report notes rates in Ontario have risen 6.2% in the last year, but rates in northern Ontario remain 30% to 50% higher than the provincial average.

Southern Ontario cities dominate the list of the least expensive rates.
